ALL YOU NEED TO KNOW BEFORE BUYING PROPERTY IN KENYA

In this very peculiar economic period, the purchase of property in highly touristic areas is developing rapidly. Kenya gathers a dazzling array of villas and flats, that are especially concentrated in the tourist areas of Watamu and Malindi, and has a great deal of demand for properties.

Buying property in Kenya is a good bargain, since fixed costs are very low and there are no taxes. Moreover, there are plenty of further advantages:

Low prices. Prices for a medium-sized villa range from 40.000 to 300.000 euros. Price depends on location, size and construction materials.

• Constant revalorization. Kenya’s GDP net of inflation has increased by 4% over the past year, what contributed to increase the value of property for both foreign and local buyers unlike what happened in Europe, the United Stated www.ilsole24ore.com and Italy repubblica.it
• Kenya gives middle-income people the possibility to have a high standard of living, since local salaries are low and so is the price of “luxury” goods and services.

• Kenya is easily accessible from Italy in less than 8 hours through direct flights departing from the major Italian cities.

• Around the area of our villas Italian language is spoken almost everywhere, since the first Italian tourists began flocking here over 40 years ago. People can speak Italian in shops, clubs, hotels and restaurants.

PROCEDURES AND BUREAUCRACY

The Anglo-Saxon private law makes procedures very simple and cheap.
The purchase deed is drawn up by a lawyer, who deals with the transfer of property and pays the purchase rights.
• The purchase rights, the so-called stamp duties, account for 4% of the total amount.
There are no property taxes, but only commercial activity taxes for business activities carried out by the owner. Since the condominium rules prohibit the commercial use of properties, Jacaranda Villas are TAX FREE
• The purchase includes the building only. Land in Kenya is owned by the government, and residents just pay a small land lease contribution of XXX for XXX YEARS.
• Compulsory insurance: XXXXXXXXXXX
The communal expenses, that include security and maintenance of common areas, gardens and inner lanes, account for about 100 euros per month.
WATER AND ENERGY SUPPLY

Water supply is not direct. Water is purchased, and each villa has its own tank (total capacity: 5000 litres) . Energy is provided by Kenya Power, but each villa has its own electric generator to cope with power blackouts (if any).

MAINTENANCE OF VILLAS

Upon payment of the communal expenses plus a small supplement, residents can enjoy a reliable maintenance service 24/7 365 days a year.
